Is a single-storey or double-storey extension better value?
The short answer: if you need the extra space upstairs too, a double-storey extension can often give you more for your money.
Why?
Because some of the biggest costs are already there whether you build one storey or two, including:
- Foundations
- Groundworks
- Drainage
- Scaffolding
- Structural work
- Roofing
- Site setup
So while a double-storey extension will obviously cost more overall, it doesn’t usually cost twice as much as building the same footprint over one floor.
That extra storey could give you:
- An additional bedroom
- A larger bathroom
- An ensuite
- A dressing room
- More family space downstairs and upstairs
Of course, whether it’s possible depends on your property, planning restrictions and neighbouring homes.
